DSCR stands for Debt Service Coverage Ratio. Unlike a traditional mortgage where a bank determines qualification based on income, DSCR loans are based on the property’s cash flow. We look for at least a 1.2x ratio (monthly rental / monthly payments (principal, interest, taxes, insurance, and HOA dues). All other expenses that may come with owning a rental property such as management and repairs are not included in the calculation.
